International real estate services firm Studley is pleased to announce that Empire Investment Holdings has signed a long-term 11,000-square-foot lease to relocate and expand its office space to 1000 Waterford Way, in a move that will nearly triple the size of its Miami headquarters.

The investment firm, which presently occupies approximately 4,500 square feet in the Waterford at Blue Lagoon office park at 703 Waterford Way, is expected to take occupancy in its new space by March 2012.

Studley Senior Vice President Bob Orban represented Empire Investment Holdings in the transaction. According to Mr. Orban, the transaction featured an attractive concession package including rental abatement and a generous tenant improvement allowance. Waterford at Blue Lagoon is a 2.5-million-square-foot corporate office park located minutes from Miami International Airport.

1000 Waterford is a 10-story, Class A office building that contains 247,000 net rentable square feet and is the first LEED® Gold certified building in Waterford. Empire Investment will be among a number of prominent tenants in the building, including Avaya, Marriott International, Volkswagen and Procter & Gamble.
