Client Situation

Kia is the fastest-growing Korean car importer in the United States automotive market.  In its 11th year of providing vehicles to the United States market, Kia has experienced dramatic growth. Studley (now Savills Studley) has represented Kia since it first opened its operations in Irvine, California.

Consideration Analysis

Studley was originally retained by Kia to create and implement a five-point distribution network for its parts distribution centers which service the U.S. market.  As part of this project, Studley executed facility leases in excess of two million square feet.   Additionally, Studley has assisted Kia in securing training facilities and regional sales offices throughout the country. 

Kia also retained Studley to analyze and develop a real estate solution for the development of its North American Operations Center. For this project, Studley negotiated with multiple municipalities throughout the country.  The final analysis revealed that the most viable and beneficial solution would be to purchase land in Irvine, California for the development of a 200,000-square-foot facility.


The long-term partnership between Studley and Kia has allowed the automobile company to work directly with a single point of contact for its U.S. facilities needs.  Given the extensive real estate requirements, this single-contact structure has resulted in more efficient and cost-effective real estate solutions.  Studley also created and implemented real estate reporting systems which were approved by Kia Corporation in Korea.  The implementation of these systems gives Kia America the ability to implement real estate plans with a clear and consistent communication plan throughout the entire project life cycle.
