Houston-based energy co. expands downtown footprint

Houston-based Freeport LNG Development LP is expanding its footprint in a downtown tower.

The company will expand its footprint by 16,073 square feet on the 49th floor of 3 Allen Center, Freeport LNG's Zdenek Gerych told the Houston Business Journal. Buildout on the space began Sept. 1, Gerych said. Once Freeport moves into the 49th floor, its downtown footprint will span nearly 53,072 square feet.

Freeport LNG occupies the 50-story 3 Allen Center's entire 50th floor and around 12,000 square feet on the 43rd floor, Kyle Kelley with Savills Studley told the HBJ. Kelley represented Freeport LNG in its downtown leases.

Building permits filed with the city of Houston indicate the cost of the interior buildout being $2.5 million. Gallant Builders is listed as the contractor but couldn't be reached for comment. Houston-based Inventure Design, which recently built out Houston-based KLX Energy Services' new Uptown digs, is the interior architect, Gerych said.

Freeport LNG has been slowly but meticulously expanding its downtown footprint since it entered the submarket in 2002, Kelley said. The company initially nabbed 4,971 square feet in 2 Allen Center in 2002, and later relocated into 13,889 square feet on 3 Allen Center's top floor in 2005. In 2008, Freeport expanded into an additional 4,976 square feet on the top floor. And in 2014, Freeport expanded and took the rest of the 24,502-square-foot 50th floor.

Also in 2014, Freeport further expanded and took 12,497 square feet on the 43 rd floor in two chunks, one being 9,629 square feet and the other being 2,868 square feet, Kelley said...
