Fragomen, Del Rey, Bernsen & Loewy, LLP Relocates to Downtown Los Angeles

Fragomen, Del Rey, Bernsen & Loewy, LLP (“Fragomen”) has leased 13,272 square feet of office space on the 5th floor of 444. S. Flower Street in the heart of downtown Los Angeles. The law firm, which is considered the largest firm in the world that focuses exclusively on the practice of immigration, relocated its offices from 11150 W. Olympic Boulevard in West Los Angeles. The firm had been on the West side for 35 years.
“We were attracted to Downtown Los Angeles’ increasingly vibrant commercial core, access to transportation and talent, and the opportunity to locate our operations closer to the hub of the region’s legal community,” said Mitch Wexler, the Managing Partner of Fragomen’s Los Angeles and Irvine offices. “The new office’s design and amenities reflect our firm’s focus on innovation, interaction and collaboration and features a flexible, open design to accommodates a total of 70 people including attorneys and professional staff.”
Fragomen was represented in the transaction by Mike Catalano, executive vice president and branch manager, with the Los Angeles office of global tenant advisory firm Savills Studley. “The landlord was very pleased to secure a firm of Fragomen’s stature and created a compelling package, which included a generous build-out allowance,” said Catalano. “Downtown offers abundant opportunities within a diverse array of office product, and the competitive environment creates great value for tenants seeking to take advantage of what has developed into an energetic urban center.”
The eight-year transaction is valued at approximately $2 million.
Hines owns the 48-story, 861,056-square-foot office tower, known as Citigroup Center, and was represented in the transaction by in-house advisor Allen Polley.
Fragomen operates two other offices in Southern California located in Irvine and San Diego.
