Ann Duncan is an executive vice president and head of Savills Studley Occupier Services, which provides a full range of integrated real estate services and can consistently deliver any type of assignment on a worldwide basis. As the head of Occupier Services, Ann oversees strategic solutions, tenant representation, technology services, project management, and lease administration for both private and public sector clients.
Ann’s 27-year career in commercial real estate spans tenant representation, commercial brokerage, portfolio optimization, strategic consulting, development and program management. She has completed transactions totaling more than 6.5 million square feet, has provided consulting services on portfolios totaling more than 400 million square feet, and has led multi-disciplinary teams on multi-market engagements across the country.
Ann joined Savills Studley with its acquisition of Vertical Integration, a Florida-based firm that she founded, which provided integrated, full-service real estate solutions domestically and internationally for corporate and government entities. Under Ann’s leadership, Vertical Integration was recognized as one of the 100 fastest growing businesses and among the top 50 women-led for-profit companies in Florida. Ann has been on three teams that were finalists for the CoreNet Global Innovator’s Award.
Activities & Achievements
Ann is active both in the real estate industry and her community. She is a past president of CoreNet Global Tampa Chapter, Past President of NAIOP Florida, and a founding member and on the board of directors for the Florida Council for Public Private Partnerships.
Outside the real estate industry, Ann serves as a Board Member for Florida TaxWatch and is active on its Government Cost Savings Task Force, having served as Chair of the General Government Administration and Operations Workgroup, which further enhanced her understanding of state agencies and operations. Ann has been appointed by three governors to serve on significant statewide boards. Most recently, Ann played an active role on the Florida Government Efficiency Task Force, providing her a broad based understanding of the numerous facets and complexities of Florida’s diverse agency operations. She also served on the State of Florida’s Board of Governors, which oversees Florida’s 12 public universities. Ann has chaired numerous civic boards including the Clearwater Chamber of Commerce, the Tampa Bay Chapter of the National Conference for Community and Justice (NCCJ), and the Pinellas County Environmental Foundation.

Ann earned a Bachelor of Science in Business Administration, Finance from the University of South Florida. She also received her Six Sigma Black Belt from Villanova University.
