Colm Ralph leads the firm’s project management services in New York City. With his professional engineering experience, 10 years of project management at Savills, nine years of project management at New York Telephone and 12 years at Ernst & Young, his valuable skill set provides Savills clients with a comprehensive tenant advocacy team. Colm and his team oversee all aspects of the real estate transaction from the initial meeting to move-in including projects that require an experienced building systems technical director.

Colm’s role with Savills brokerage teams is to help clients focus on risks inherent to the planning and execution of construction projects, which ultimately saves Savills clients time and money. Colm has experience as an HVAC design engineer, project and property manager, construction auditor, expert witness and facilities conditions assessor. His expertise in mechanical engineering helps to guide clients to the most appropriate building choices from the outset. His responsibilities include pre-transaction counsel as well as post-transaction management of the program process including hiring and managing all outside contractors and designers. Colm’s in-depth experience in project budgeting and contract execution helps clients ensure that budget and timetable requirements are being met.

While maintaining HVAC, power, and fire protection services at Credit Agricole Corporate and Investment Bank (CACIB), Colm led the infrastructure upgrades for this international bank at its US headquarter facilities in Manhattan. Colm’s PM team helped consolidate trading functions over three floors into a smaller footprint which allowed them to sublease and return space to the landlord.

While at Ernst and Young, Colm was instrumental in construction and program oversight at numerous mega-projects including leading developer selection for AOL Time Warner Center’s $1.7 billion mid-Manhattan mixed-use redevelopment complex.The project involved development of office, apartment, entertainment, hotel, and retailspaces above and adjacent to a major subway station. When Ernst & Young needed to evaluate several developer’s proposals for a this global accounting firm’s headquarters consolidation into Times Square, the team’s recommendation led the firm to select a developer’s proposed 1 million square feet tower adjacent to a major subway station. Colm was the lead manager for technical evaluation of proposed building systems and infrastructure.
