Professional Expertise

Marlene is a commercial real estate expert specializing in representing corporate end-users, both tenants and owner-occupants. She has a unique background as an attorney, with an undergraduate degree in Chemistry from Carnegie Mellon University, coupled with her Certified Commercial Investment Management (CCIM) certification. Over 19 years of commercial real estate transactional experience, Marlene has brought a strong knowledge base to clients such as Nimble Storage, New Penn Financial, Central Dermatology and Gordon & Melun Law.

Marlene focuses her practice on science and technology companies of all sizes as well as medical offices, law firms, financial services and other corporate occupiers of lab, office, and industrial and flex facilities.

Marlene’s approach is to have a thorough understanding of the client's business in order to effectively advise a client on space use. This analysis enables clients to maximize space efficiency while enhancing their corporate culture and minimizing the risk and expense of their real estate.

Marlene entered the commercial real estate field in 1997 and formed Spritzer Commercial Properties in 2005. She was a Director with GVA Advantis from 2001-2005 specializing in brokerage and leasing for office, retail, flex, land and investment properties. Marlene was a broker with Morris Commercial in Chapel Hill from 1997-2001. Prior to 1997, Marlene was member of the legal staff of Duke University where she was Assistant University Counsel for Health Affairs. She was a litigation attorney with Leboeuf, Lamb, Leiby and MacRae in the firm's Raleigh office. She also practiced law in Pittsburgh and Philadelphia before relocating to North Carolina in 1986.

Activities & Achievements

Marlene is a Certified Commercial Investment Member (CCIM) and served on the NC-CCIM Chapter Board of Directors as its Treasurer. She serves on the Communications Committee of Council for Entrepreneurial Development (CED) and as the Corporate Advisory Board Member for the Cystic Fibrosis Foundation. Marlene is also a member of the Durham Chamber of Commerce, Durham 2.0.

Marlene is an active member of the RTP Rotary serving as its Co-Chair Speaker Committee. She has received the Triangle Business Journal SPACE Award and TCAR Million Dollar Lease Award / Million Dollar Sales Awards.

She is also a member of the NC Commercial Real Estate Forms Committee, the Triangle Commercial Association of Realtors (TCAR), Triangle Business Journal SPACE Survey Panel, and the Triangle Area Office Building Association (TRAOBA).


Marlene attended the Duquesne University School of Law in Pittsburgh, PA earning a Juris Doctor. Prior, she attended Carnegie-Mellon University in Pittsburgh, PA graduating with a Bachelor of Science in Chemistry.
