With more than 20 years of commercial real estate experience, Michael McCandless has been an avid tenant representative for his entire career. In his role as corporate managing director, Michael is active in portfolio management, lease acquisitions, renewals and dispositions throughout the San Francisco Bay Area and major metropolitan markets in the United States. His areas of expertise include development of strategic office real estate plans, market research, trend analysis, transaction strategy, municipal incentive negotiations, financial analysis and leverage negotiations.

From young venture-backed startups to Fortune 100 companies, his core focus for 20 years has been exclusively on behalf of office tenants, providing truly unbiased advice. Savills business is not to prop up building asset values, but instead to use the natural market-clearing forces to improve the client’s bottom line.

Over the course of his career, Michael has worked with many respected companies, including such prestigious clients as Goodwin Procter, LLP (West Coast portfolio), Newport Group (full portfolio), Tubi, Inc. (acquired by Fox), Wells Fargo Securities, Campari America, Comcast, Liberty Mutual, Kirkland & Ellis, Pattern Energy, Davis Wright Tremaine, Recurrent Energy and Pillsbury Winthrop, among others.

Michael began his career in commercial real estate as a market analyst and continues to leverage his skills and experiences in analyzing labor, demographic and economic cycles to effectively forecast future trends in commercial real estate markets.

Michael is a licensed real estate salesperson in the state of California. He is a native of Sydney, Australia but has spent most of his life in the San Francisco Bay Area.
