Patricia Earnest is a Senior Managing Director in the Structured Finance Group, part of Savills Studley’s Capital Markets initiative for the U.S. Ms. Earnest is responsible for sourcing and executing structured equity and debt capitalizations, delivering alternatives to create and to enhance value of clients’ real estate through finance. In her practice, although more weighted to East Coast assignments, Ms. Earnest works in gateway and secondary cities nationally within the Savills Studley U.S. footprint.

She brings long tenured and broad institutional investor and lender relationships to her engagements to capitalize ground-up development, value-add strategies, acquisitions, and recapitalizations of mixed-use, multifamily, retail, office, hospitality and industrial, property types in individual, portfolio and programmatic transactions on behalf of entrepreneurial and institutional clients. Her experience includes financing within public private partnerships.

Over her 25 year career, Ms. Earnest has structured and executed over $4.6 billion of equity and debt transactions across all structures and product types including, mixed-use, multifamily, retail, office, hospitality and industrial assets and portfolios. Her financial career began as a lender with a major U.S. money center bank, providing asset based equity and structured finance to U.S. and multinational clients. While there she developed and managed a portfolio of over $750MM AUM.

Immediately prior to joining Savills Studley, Ms. Earnest was a Managing Director with PRC, LLC, a regional real estate investment banking boutique. She was recruited to PRC, LLC to re-launch the Structured Finance & Equity Group and provided capitalization services to East Coast entrepreneurial clients. Ms. Earnest has held prior leadership roles delivering similar services with Walker & Dunlop and Transwestern.

Activities & Achievements

Ms. Earnest has received many industry recognitions including being awarded the “Best Financing” by the Washington Business Journal for arranging financing for CityVista, a $256MM mixed use residential and retail ground up, public- private, development in Washington DC. She was also honored by the Association of Realtors of Washington DC for achieving the largest regional sale/finance volume and “Transaction of the Year” for $103MM financing for the development of the National Science Foundation’s headquarters in Arlington VA.

Ms. Earnest is an active leader of the Urban Land Institute (ULI) both in the Washington DC District and nationally. She was a founding member and chaired (2014) the Steering Committee of the Women’s Leadership Initiative of ULI Washington DC. She has served on the ULI Small Scale Development Council since 2008 and is seated through 2018. She is an active member of International Council of Shopping Centers (ICSC) and Commercial Women in Real Estate (CREW).

Education

Ms. Earnest received her Bachelors of Arts from DePauw University in Economics and earned an M.B.A. in Finance and Marketing from Northwestern University’s Kellogg School of Management. She was recognized as both a George F. Baker Scholar and F.C. Austen Scholar.
