Professional Expertise

Since 1988, Timothy Monahan has been a staple of the Savills Philadelphia office. Over the course of his more than 30-year career, Timothy has advised upwards of 900 leases in the Philadelphia metropolitan area, in over 40 other states and in several international markets. Tim’s depth of tenure has given him experience in the wide varieties of market practices in different markets, and almost every variety of transaction type, from building sales, lease relocations, restructured leases, renewals, subleases, and state and municipal government incentive negotiation. Tim has worked on several national accounts managing the ebb and flow of multiple locations. His home market subspecialty is in representing law firms, and has represented over 40 law firms and made over 20 law firms his repeat clients.

Timothy is a team leader of professional brokers at Savills, working with Elaine Marquardt, Perry Kaplan, Charlie Sullivan and others in the Philadelphia office. As both a mentor and lead consultant, Timothy leads projects by providing portfolio management and overall transaction management assuring that companies receive optimal workplace strategies, operational logistics, flexible contracts and cost-benefit analyses that provide bespoke solutions for his clients. Along with his skillset, Timothy offers his clients positive long-lasting relationships that go beyond the initial transaction. Tim is most proud of his long list of mentees that have gone on to high levels of success in commercial real estate.

Awards, Achievements and Activities

As a recognized professional in his industry, Timothy has been named a CoStar ‘Power Broker’. Additionally, his Black & Veatch project involving the largest office building in the state of Kansas earned the firm a ‘Capstone Award’ from the Kansas City Business Journal as the transaction of the year for 2009. He is also regarded as an expert in his field and has published articles in Commercial Real Estate Investor, Real Estate Forum, REJI Tri-State, Commercial Realty Review, and the Philadelphia Business Journal. Tim has enjoyed community service by coaching leadership in Moorestown Youth Lacrosse for 13 seasons.
