Troutman Sanders LLP Signs 114,000 SF Lease At 410 9th Street In Washington, DC
Recent Merger Prompts 36,000-Square-Foot Expansion

On the heels of its merger with Ross, Dixon & Bell, the international law firm Troutman Sanders has signed a 16-year, 114,000-square-foot lease for the top two floors and the sixth floor at 401 9th Street NW, making the firm the building’s largest tenant.
The merger prompted the need for this new lease, which includes a 36,000-square-foot expansion that will help accommodate Troutman Sanders’ 100 attorneys and 75 staff members.
“Studley negotiated a lease that provides us with the flexibility needed to reconfigure our existing space in order to efficiently accommodate our growing number of DC-based lawyers,” said Kevin Fitzgerald, Troutman Sanders’ Washington office managing partner. “The additional square footage and new layout will now accommodate all of our lawyers in one prominent East End location,” he added.
Studley Executive Vice President Julie Schuelke, Managing Director Wendy FeldmanBlock and Assistant Director Collin Wheeler represented the law firm in the transaction. Jon Kaylor, Greg Storrs and Garrett Preis represented the building’s landlord, Square 407 Limited Partnership, which is a joint venture between Boston Properties and the Gould Property Company.
In 2009, Troutman Sanders merged with the D.C.-based law firm Ross, Dixon & Bell. The merger nearly doubled the firm’s presence in Washington, D.C., and expanded its footprint into Illinois and California.
