Savills Studley Manages Award-Winning Building Transformation Project  

 

Client Situation

SEW-Eurodrive, the world leader in industrial power transmission products specializing in gearmotors, heavy duty industrial gears, drive electronics, software and complete drive-based automation systems, was located in an approximately 33,000-square-foot concrete tilt, Class C regional office and warehouse since 1980. Driven by business growth and a need to showcase its image as consistent with the company’s other world-class operations, SEW-Eurodrive hired Savills Studley’s Project Management Services Group to analyze retrofitting its existing facilities and create an opportunity to realize the most value relative to their current location. The goal: to accommodate a new, modern, and award-winning office and facility.

Consideration Analysis

After reviewing all variables of a stay versus move analysis, including physical, economic, staff accessibility, and other corporate considerations, SEW-Eurodrive chose to remain in its current location, confirming the initial objective of transforming its existing space into a premier facility. Studley was tasked with overseeing the property’s metamorphosis and managing the project’s $7.2 million retrofit and rebuild.

Result

After construction

A new 30,000-square-foot, Class A office, with adjoining warehouse, was constructed on the existing site for a total cost of $7.2 million. Designed by renowned architects, Ware Malcomb, the two-story office building features state-of-the-art materials including an all aluminum, metal, and glass exterior. Studley managed the design, entitlement, and construction processes, working with the client throughout the project’s various stages.  Real-time, ongoing communication; detailed organization and process mapping; and the employment of numerous value engineering iterations were critical to the success of the project, ensuring that the Client was fully aware of budget and schedule implications as the project scope was executed. The facility, including its new office component, was delivered to the Client, as projected, with little disruption to SEW-Eurodrive’s ongoing facility operations.

Additionally, the San Francisco Business Times named the new SEW-Eurodrive facility the 2008 Manufacturing Building Project of the Year.

Jeff brings 27 years of development, construction and project management experience to his position. He oversees Savills Studley’s San Francisco Bay Area Project Management, Development and Consulting Group, providing services on a local, regional and national basis. Jeff’s skill set encompasses all aspects of the project process, including site evaluations, due diligence, entitlements, and design and construction of shell, rehab and retrofit projects as well as the full range of tenant and capital improvement work.
