The County of Los Angeles has signed a 15-year, $48.4 million lease for 142,360 square feet of space at the L.A. Mart at 1933 S. Broadway that will house offices of the county's Children and Family Services Department. The lease is one of the largest of a number of office deals that have closed lately in Downtown L.A., including two law firm leases of 19,487 square feet (Dykema Gossett) and 17,500 square feet (Fitzpatrick & Hunt, Tucker, Collier, Pagano, Aubert). ...
... In the 17,500-square-foot lease, Fitzpatrick & Hunt, Tucker, Collier, Pagano, Aubert is a new law firm that was started by six former partners from Mendes & Mount’s aviation and space practice. It was represented in the 10-year lease at the US Bank Tower at 633 W. Fifth St. by Studley managing director Andrew Lustgarten and executive vice president David Gordon, with landlord MPG was represented internally by Josh Wrobel.
The law firm's space required minimal TI work and the lease terms included existing furniture and significant free rent upfront, according to Lustgarten. Studley’s office simultaneously represented the law firm in a 16,000-square-foot transaction in Midtown Manhattan.
