Transaction velocity seems to have tapered off compared to recent quarters - particularly when compared to 2014 and 2015. Rental rates for most office product in Atlanta have reached all-time highs but seem to have stabilized and plateaued as of late. We anticipate this to continue through the end of 2016.

The Atlanta retail market (Neighborhood & Community Shopping Centers) ended Q1 2015 with a vacancy rate of 12.8%. The rate decreased from the previous quarter’s rate of 12.9% and decreased from the rate one year ago (13.4%). Neighborhood Shopping Centers reported a vacancy rate of 13.4% for the quarter, which decreased from the rate of 13.9% twelve months ago. Meanwhile, Community Shopping Centers reported a vacancy rate of 12.1% for the quarter, which decreased from the rate of 12.9% twelve months ago.
