Our process begins with design rationalization, in which we define critical demand and redundancy levels. By fulling understanding projected growth and needed flexibility, we can ensure compliance with auditing standards, including but not limited to SAS70, SSAE, and HIPPA.
From there, we proceed to site selection and evaluation, which begins with an analysis of any existing contracts and relationships, including network and utility service providers. We consider the impact to local power rates, cooling, staffing, taxes and other costs related to geography. This includes evaluating geographical diversity and business continuity requirements.
With a site selected, the team assists in financial deal structuring. We help to evaluate the client’s cost of capital versus impact to EBIT(DA) or other metrics to ensure solutions meet client objectives. Our analysis typically examines the quantitative and qualitative comparison of leasing versus ownership, and examines the landlord’s perspective. The goal is to provide a true, all-in cost to operate the facility.
When the project moves to transaction execution, we adhere to a transparent approach to generate leverage and reach bottom-line economics. We negotiate Service Level Agreements (SLA’s) and caps on PUE’s. Our goal is always to build in flexibility (expansion / contraction) and to shed construction and delivery risk. We develop comprehensive RFP’s to address all major business terms early in the process, ensuring organizational and business objectives are met right from the start.
